I would seriously consider option 2 for at least your first year. A dorm is a great way to build up a social circle in college, which is very important as it's super easy to find yourself pretty isolated if you're living on your own.

There's nothing actually wrong with subbing to B4nny. Good on yall for helping support a TF2 streamer. However there appears to be a strong correlation between falsely thinking you're an expert in TF2 and being subbed to B4nny. That vocal, angry, and very dumb minority has helped create the meme.
