There's a lot of new CPUs being released with lots of cores, wait until after that before deciding on a partlist. Can't predict what the prices in September will be.

Hey guys, here's what I'd like to build :)
Budget: 4k SGD tops (About 2.9k USD)
When: Early September-ish
Usage: Gaming & Video Production (I'll probs try map making on hammer)
Dual Monitors: 2x 24" 144hz (27" is a no-no due to space constraints)
Would ideally like to run games (atm I only play TF2) at 1080p with ~140fps, but I don't really want to overclock it cause I tend to fall asleep with my pc on... But I'm open to it.
I've used macs all my life so literally anything should be an upgrade :3
