Assetto Corsa is probably the best out of the box racing sim you can buy right now. Tons of content, with a good variety of cars and tracks to race. The DLC content is nicely priced and gives you some cool cars to drive. The AI is good, force feedback is decent, and it has a growing selection of online mods of good quality and is basically the spiritual successor to rFactor 1.
rFactor 2 is in my opinion the best sim in terms of raw physics and car handling right now. They simulate some stuff that other sims come nowhere close to emulating, like day/night cycles and rain, chassis flex, tire flat spotting, tire temperature, and a dynamic racing line that changes as cars rubber in the track. However as an overall package it's pretty incomplete right now, with a random mish mash of different cars and tracks. Offline racing is the main way you'll play the game however, as online racing usually requires joining a league and the AI is the best simracing has to offer.
iRacing is the "go-to" sim for online racing. The monthly subscription and license system means the racing is clean for the most part and you don't find many people who will crash into you going into the first corner. Dirt oval racing is a newly added addition, with rallycross coming later sometime this year. However iRacing is also the most expensive, with the monthly subscription and the fact you have to buy individual cars and tracks. It's very expensive up front, but no other sim allows you to hop into a race and race against other drivers who aren't trying to smash into you at every opportunity.
