steampipe INSANE lag spikes

i just downloaded steam pipe and once i started playing tf2, i got insane lag spikes(ex: 60-350-250-987-24 ping). its getting really annoying now, anybody know any fixes or is this happening to anyone else?

I don't think my ping was affected but I was getting constant stuttering when I first updated. I validated the game cache and whitelisted the steamapps/common directory on my anti-virus and that fixed it.
